Comps verify against recorded deeds — dataset and row — before they reach an exhibit. A trade that will not verify is dropped, not footnoted.
A first sale is not a resale.
Resale trades are a reference band, never the comp set. Exhibits name the product and print the build years, because the two do not price the same way.
